A person looking for a home or an investment property for themselves. The tell is usually a constraint rather than a request: a school district, a move-in month, a budget in AED per year, a visa timeline.
In property chats most of the traffic is the trade talking to itself. Without this half the feed is a stream of your competitors.
Relocation and expat chats, building and community chats, and city chats for the districts you actually work. This is the niche where the chat list is assembled per district, not per country: a lead for Marina is worth nothing to someone who only works Downtown.
Two things, both predictable. Community chats fill with agents and the precision drops — which is why stop words are half the config. And a district with no volume produces a feed of three messages a month, which is why we measure before connecting rather than after.
